2 Reasons Why Those Who Don't Buy Now Might Regret It Later

RISMEDIA, April 26, 2010—Buying a home is one of the biggest decisions an individual can make. So it’s understandable that one considering a home purchase may take their time to avoid rushing into such a large financial commitment. However, several factors might leave prospective home buyers who don’t purchase a property now wishing they had taken action sooner.

“Current market conditions have created a perfect storm of sorts that has made it an ideal time to purchase for first-time and trade-up buyers alike,” said David Botelho , Realtor at Prudential Forida Realty. “Those who have the means and the desire to buy now but don’t, aren’t likely to see such a great opportunity again anytime soon.”

Specifically, Weichert offered three reasons why those who aren’t under contract to purchase a new home by April 30, 2010 might regret it.

1. They might not lock-in on the historically-low interest rates.
Thanks to measures taken by the Federal Reserve including the purchasing of mortgage-backed securities, interest rates have remained historically-low for several years. With the economy beginning to show signs of recovery, it is widely believed that the government will soon put an end to these stimulus efforts.

If that happens, many economists believe we will begin to see a sharp increase in interest rates which could result in a much higher monthly payment for those who wait. For example, an interest rate increase of 1% on a 30-year fixed mortgage of $300,000 could cost a buyer $188 more a month or $67,000 more over the span of the entire loan.

2. They might miss out on record home price affordability.
Home price affordability is at its most optimal level in decades. As a result, those who wait to buy will likely pay more for the home they purchase than what that same home would cost right now. In fact, home prices have already begun to rise slightly in some markets. Instead of getting a better bargain, waiting to buy a home might net buyers a higher purchase price, less appreciation and less house for their buck.

“There is no time to waste for anyone who wants to take advantage of this great buying opportunity. Particularly for those who have a home to sell first,” added Weichert. “If you are prone to saying ‘what if’ and wondering what could have been, you will thank yourself down the road for buying now.”

Florida’s existing home, condo sales rise in March 2010

Fort Myers, Fla. – April 22, 2010 – Florida’s existing home sales rose in March, which means that sales activity has increased in the year-to-year comparison for 19 months, according to the latest housing data released by Florida Realtors®.

Existing home sales increased 24 percent last month with a total of 16,294 homes sold statewide compared to 13,090 homes sold in March 2009, according to Florida Realtors. Statewide existing home sales last month increased 37 percent over statewide sales activity in February. Also noteworthy: While March’s statewide existing-home median price of $137,000 was down from the same time a year ago, it was 4.3 percent higher than February’s statewide existing-home median price.

Florida Realtors also reported a 63 percent increase in statewide sales of existing condos in March compared to the previous year’s sales figure; statewide existing condo sales last month rose 40.6 percent over the total units sold in February. Though March’s statewide existing-condo median price of $96,900 was down compared to the year-ago figure, it was 5.1 percent higher than February’s statewide existing-condo median price.

Seventeen of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales in March while all MSAs had higher condo sales. A majority of the state’s MSAs have reported increased sales for 21 consecutive months.

Florida’s median sales price for existing homes last month was $137,000; a year ago, it was $141,300 for a 3 percent decrease. Industry analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.

Thenational median sales price for existing single-family homes in February 2010 was $164,300, down 2.1 percent from a year earlier, according to NAR. In California, the statewide median resales price was $279,840 in February; in Massachusetts, it was $271,950; in Maryland, it was $237,446; and in New York, it was $225,000.

NAR’s latest outlook anticipates a rise in home sales in late spring, which should help to absorb inventory. Increased pending sales is a positive sign for home prices, which are continuing to stabilize, according to NAR Chief Economist Lawrence Yun.

In Florida’s year-to-year comparison for condos, 7,148 units sold statewide last month compared to 4,387 units in March 2009 for an increase of 63 percent. The statewide existing condo median sales price last month was $96,900; in March 2009 it was $108,500 for an 11 percent decrease. The national median existing condo price was $170,200 in February, according to NAR.

Interest rates for a 30-year fixed-rate mortgage averaged 4.97 percent last month, down from the average rate of 5 percent in March 2009, according to Freddie Mac. Florida Realtors’ sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written.

Among the state’s larger markets, the Sarasota-Bradenton MSA reported a total of 1,055 homes sold in March compared to 765 homes a year earlier for a 38 percent increase. The market’s existing home median sales price last month was $163,800; a year earlier it was $150,000 for an increase of 9 percent. A total of 382 condos sold in the MSA in March compared to 226 units sold the same month a year earlier for an increase of 69 percent. The existing condo median price last month was $146,400; a year earlier, it was $129,000 for a gain of 13 percent.

HOA Dues in Fort Myers

Homeowners' associations, or HOAs, are formal legal entities created to maintain common areas; they have the authority to enforce deed restrictions. Most condominium and townhome developments, and many newer single-family subdivisions have HOAs, which are usually created when the development is built. Covenants, Conditions & Restrictions (CC&R's) are issued to each homeowner, and HOAs are established to ensure that they are adhered to in order to maintain the quality and value of the properties involved.

Features of a Homeowners' Association:

  • Membership is mandatory for all property owners within the development
  • Members are usually charged mandatory fees
  • Homeowners associations have the authority to enact and enforce maintenance and design standards in addition to those established by City ordinances
  • Homeowners' associations are corporations with formal bylaws - there is usually a governing board which hires a property management company to handle maintenance and enforcement issues
  • Many homeowners' associations publish a newsletter
  • Some units sold belong to  two HOA's, always ask if this is the case

Home prices edge up in March

Sales of existing homes in Orlando increased and prices rose about 5 percent from February to March, signaling the approaching April 30 deadline for a federal homebuyer tax credit.

Anxious for a recovery in the recessed market, the association noted that closings for March had increased more than 40 percent from a year ago. And it reported that its members filed 4,662 new sales contracts during March, bringing the area's pending sales more than 10,000. 

"The record number of pending sales confirms the strong increase in demand as buyers try to take advantage of the tax credit before the April 30 deadline," said David Botelho of Prudeantial Florida Realty.  "If homebuyers want this tax credit, they must act now."

The good economic news keeps coming

WASHINGTON (AP) – April 6, 2010 – Employers holding out for more evidence that the U.S. economic recovery is finally taking hold got some Monday: America’s service sector is growing quickly, and contracts for home sales are up.

The big question is whether the latest encouraging signs will help embolden companies to hire at a faster pace and bring down the unemployment rate.

Some economists and corporate executives say it could. And they say they no longer fear a double-dip recession – in which the end of government stimulus money would tip the economy back into contraction.

Factories are producing more. Americans are willing to spend more. And the economy added 162,000 jobs last month, the most in nearly three years.

“It’s much better news than we would have thought a few months ago,” said Jennifer Lee, an economist at BMO Capital Markets.

The Institute for Supply Management, a trade group, said its service index rose to 55.4 in March from 53 in February. Any reading above 50 signals expansion. It was the strongest growth since ISM revised how it measured the service sector in January 2008.

The service sector is critically important because it accounts for about 80 percent of U.S. jobs, excluding farm workers. It includes jobs in areas like health care, retail and financial services.

Offering more optimism, the National Association of Realtors said the number of people who agreed to buy previously occupied homes rose 8.2 percent in February. The index is considered a signal of future sales activity.

Home sales had been sluggish during the winter, partly because shoppers felt less rushed after lawmakers extended the deadline to qualify for a tax credit. The new deadline is April 30.

Both reports suggest the broader economy is recovering, and employers are taking notice.

Recruiters report more interest among their clients in hiring permanent, full-time workers. Companies are starting to search for permanent hires in accounting, finance and engineering positions for which they had been relying on temporary help, said Jodi Chavez, senior vice president at Ajilon Professional Staffing.

In some cases, businesses are starting hiring plans at least a month earlier than they had expected, she said.

Ketchum, a public relations company, has also been encouraged by the improving economy and is looking to hire. It has 50 open positions in North America – jobs that would raise the company payroll by 5 percent.

“We’re definitely hiring right now,” said Nick Ragone, a partner. “We’ve seen a pickup in our business.” More companies are requesting proposals for marketing and PR plans as the economy improves, he said.

The reports on the service sector and home sales contracts helped spark optimism on Wall Street. The Dow Jones industrial average gained 46 points for the day, and a rally since mid-February has the index closing in on 11,000.

Some analysts are less optimistic, though. They worry the economy will slow sharply over the next few months as government stimulus ends and other factors fade, such as a rebound in company inventories.

Gad Levanon, senior economist at the Conference Board, a business research group, noted that the economy has grown at about a 4 percent pace in the past nine months. Normally, that would translate into more hiring.

But Levanon said some companies remain concerned whether the recovery is sustainable. The Conference Board forecasts that growth will slow to 1 percent to 1.5 percent in the second half of this year.

And personal income isn’t rising fast enough for people to keep spending more money, Levanon said. Consumer spending moved up 0.3 percent in February, but incomes stagnated. Most of the spending increase came only because people were saving less.

Small businesses also remain wary. The National Federation of Independent Business said last week that while small companies have stopped laying off workers, they remain hesitant to hire.

“The consumer’s not really back,” said Bill Dunkelberg, chief economist at the NFIB. “If you have customers, many other problems get solved.”

February 2010 saw the biggest rise in pending home sales since the end of 2001. The National Association of Realtors (NAR) reported that home sales contracts rose 8.1% in the month of February, which is a unbelievable occurrence considering that the government projected a 1% decrease in pending home sales for February. This could very well be the signal of the end of the housing crisis that so many economists have been waiting for. Again, these numbers represent pending home sales and not sales in which contracts have already been signed.
